Reliable tenants. Fewer headaches.
We market your rental, screen every applicant carefully and prepare the paperwork the right way — so you can rent with confidence.
Tenant screening
Credit reports, employment and income verification, landlord references and a careful review of every application.
Marketing & showings
Professional photos, MLS® exposure, rental pricing based on real comparables, and we handle the showings.
The right paperwork
We prepare the Ontario Standard Lease and walk you through deposits, rent rules and move-in details.
Rules every Ontario landlord should know
Use the Ontario Standard Lease
Most residential tenancies in Ontario must use the government's Standard Form of Lease.
Rent increase guideline
For most units, rent can rise by no more than 2.1% in 2026 and 1.9% in 2027. Increases are allowed once every 12 months with at least 90 days' written notice. Units first occupied after November 15, 2018 are generally exempt from the guideline.
Deposits
You can collect a last month's rent deposit and a refundable key deposit — but not a damage deposit.
Disputes
Disputes go to the Landlord and Tenant Board (LTB). Careful screening up front is the best way to avoid them.
General information only, current as of October 2026 — not legal advice. Confirm details with the Landlord and Tenant Board or a paralegal.
